Upper Midwest Management Corporation is a full-service real estate firm with over 40 years of experience. We specialize in all facets of commercial property and asset management, including leasing and engineering services, with our portfolio spanning the Twin Cities as well as Rochester, MN. We manage all asset types including office, medical, retail and industrial.

Our property managers hold the highly accredited designation of Certified Property Manager (CPM®) through the Institute of Real Estate Management (IREM®).

We offer full property management, or á la carte, depending on your needs. We understand that property management is not one-size-fits-all, so we tailor each property to fit the needs of the owner and the property.

Property Management & Asset Management

Upper Midwest Management takes a holistic view in the management of our properties. We strive to maintain the best financial outcome for owners while also maintaining excellent tenant relations, and buildings that are well operated and maintained.

Our services include:

  • Accounting: We perform all accounts receivable and payable responsibilities.
  • Budgeting: We prepare detailed operating and owner budgets based on historical data and well-prepared projections.
  • Financial Reporting: We provide a full financial package each month including a narrative to outline any variances.
  • Record Keeping: We maintain an organized, digital filing system for invoices, tenant files, vendor agreements, building projects, and all files necessary for tracking each building’s operations.
  • Building Entry Systems: We administer card access (“fob”) systems in-house so the tenants receive prompt service and we keep the administration costs lower.
  • Tenant Relations: Prompt and professional response to tenants is a high priority.
  • Vendor Contracts: We enter into contracts with vendors and strive to maintain competitive pricing to control spending as much as possible. We think of our vendors as part of our team and appreciate the importance of having responsive and trustworthy vendors on our team.
  • Emergency Response: We provide after-hours on-call service.
  • Capital Improvements and Building Maintenance: We create a capital improvement plan for each building based on its needs and the owner’s goals and objectives for the property. We make informed decisions on planning maintenance needs and the timing of those projects due to budgeting or urgency.
  • Tenant Improvements: We handle all aspects of tenant improvements from determining the tenant’s needs to bidding and oversight of the project. In most cases, we do our own general contracting.

Engineering Services

Upper Midwest Management has in-house engineering services that are tailored to the needs of each building, whether it is daily or weekly. Services include maintenance items such as lighting replacements, light plumbing and HVAC, roof inspections, a monthly preventive maintenance checklist, grounds pickup, and managing Energy Management Systems.

Leasing

We offer leasing services which includes marketing, showing space, and negotiating lease renewals and new leases. With every new lease or lease renewal, we do a full analysis to determine the Net Effective Rent (NER) to ensure we are reaching the financial objectives of each transaction. We market available spaces on three widely utilized search sites as well as our company website.
